Paris remains the most expensive city for housing. But the trend is stable, according to the latest study of the LocService platform, under the effect, in particular, of rent controls. The average rent, including charges, was 36.60 euros per square meter at the end of March 2023, compared to 36.50 euros last year. From now on, it takes 887 euros on average for a studio and 1,318 euros per month charges included for a 2-room apartment. With differences according to the districts. “The 6th arrondissement remains the most expensive district with an average of 46.68 euros per square meter, ahead of the 8th (43.82 euros), the 19th and 20th remaining the least expensive (respectively 31.61 and 33.46 euros)”, comments Richard Horbette, founder of LocService.fr.
The side. To find out the rent that you may be required to pay and to find out how the offer that has been made to you is situated, LocService offers on its site “The rent rating” which gives you – district by district, according to the size of the housing, the number of rooms – the minimum rent, the average rent and the maximum rent including charges. A database compiled from the prices requested by lessors over the last three years and the last re-lettings. Thus, for a studio of 20 to 30 square meters, the lowest rent was found – with some surprise – in the 16th arrondissement and the highest rent in the 15th (see table).
The most active market is that of studios, which represents 50% of rentals over the last twelve months due to a high turnover rate. Two-room apartments follow (29%).
Paris is still attractive: more than a third of searches (38%) are concentrated in the capital, compared to 29% in 2022. LocService lists four requests for an offer. “The most coveted arrondissement (11% of searches) is the 15th,” notes Richard Horbette.
In the inner suburbs of Paris, the correction in rents last year was stronger than in Paris (- 1.8%), at 25.22 euros per square meter, while the outer suburbs resisted (- 0.2%) , at 19.38 euros per square meter§
