Just 10 meters separate José Lorenzo from the couple forming Mari Carmen and Javier.
José seeks a low house with garden in the central almond of Madrid, while Mari Carmen and Javier want a larger and spacious house to move out of the capital now that his little one has just been born.
Near them also walks José Aguilar, a young man whose company buys houses and properties to sell them later to clients such as José, Mari Carmen and Javier.
All this happened yesterday in one of the corners of the Ifema Pavilion where these days is celebrated SIMA, the real estate room in Madrid in its autumn edition.
The scene itself is a metaphor of the day: expectations and very high prices before an offer that, although elevated, does not satisfy the enormous fervor with which buyers and sellers come.
The first, with the hope of acquiring the house of your dreams, and the seconds, with the idea of doing a round business.
Some and others moved yesterday among the more than 70 stands distributed by the enclosure, a trajin that summarized well the current situation of the housing market in Spain: Nobody wants to lose the new brick train.
We have come for the first time to see what was at the fair, but not by necessity, because being housing of this kind that are close to Madrid, since the coronavirus have been sold alone
It tells Carmen Alía, a veteran of the sector that has come to the room to market a promotion of homes in Los Angeles de San Rafael (Segovia).
As she explains to those near her, she is paired villas of a plant, plots from 420 meters “with very modern design”, and with two, three and four bedrooms.
“We have come for the first time to see what was at the fair, but not by necessity, because being housing of this kind who are close to Madrid, since the Coronavirus have sold alone,” she explains to the world.
While she responds in the capital, there are another 10 visits scheduled in the pilot chalet of the promotion, whose price begins to count at 219,000 euros.
Not what José Lorenzo is looking for, the Lord who wants a bass with garden in the central almond of Madrid.
“I come looking for something very concrete that cost me a lot to find because I like to live in the center, but having a garden at home is a luxury,” he says as he walks loaded with bags.
He has an approximate budget of 850,000 euros.
The problem of Mari Carmen and Javier is the opposite.
They do find homes that fit what they are looking for, but “the prices are crazy,” says Mari Carmen.
Unlike Joseph, the couple lives rental in the big city and looks for something wider and bright on the periphery to move with their newborn baby.
Those who have come to the SIMA in previous editions ensure that the room “is no longer what it was”.
The pandemic still stops the assistance of many firms, but that does not detract from many people who aspire to find good alternatives in this renewed boom that lives on housing in Spain.
And not only purchase alternatives, as explained by a couple of young people from Madrid who prefers not to give his name and who has come to look for a rental house for his next summer vacation in the north of the country.
“What we are seeing in these first hours of the fair is a reflection of what is happening this year with the housing and the great interest there is,” says Raquel Carretero, delegate of the basic marketing home in the center area of Madrid.
“We have had a 2021 barbarian, the trend has been seen in the housing numbers sold this year, although the great change we have noted it in the type of housing that customers demand,” he adds.
“Before they gave priority to the location and now it is a good terrace, light and that they are live spaces for families, this product has been sold very well this year,” she says.
Raquel points out another of the changes that have given him the most attention in this edition.
“Normally we have any offer that makes a hook to attract attendees, but that strategy is not being necessary now. Unlike previous years, in which we had to offer for example free writing expenses, this year we see that it does not do
It is necessary to do anything like that, neither in the SIMA nor on day to day, “he says.
Despite this, they will offer free the expenses of writing to all sales that occur in the SIMA and that they have as destination the Spanish coast.
