The real estate activity in Spain, in 2004 values

The average price of free housing during the second quarter of the year slowed its growth to 3.1% in the interannual rate, up to 1.637,4 euros per square meter, the highest amount recorded since the first three months of 2012 , when it surpassed the 1.649 euros.

Despite this increase, the average price of housing has softened its stands with respect to the first quarter of the year, when it is more expensive, a 4.4% compared to the same period of the previous year, according to the latest data of the Ministry of Development.

In rate-monthly, the price of housing during the second quarter remained stable compared to the previous quarter (+0.1 percent).

According to the historical series of this statistic, the average value per square meter during the second quarter of the year was 22% lower than the peak reached in the first quarter of 2008 , in full “boom” in the real estate sector, with 2.101 euros. For its part, from the minimum value during the crisis, reached in the third quarter of 2014, the price has recovered to 12.4 %.

Between April and June of 2019, all of the autonomous communities, except Basque Country (-0,1%), Castilla y León (0.2%) and La Rioja (-2,1%), showed year on year growth, highlighting Madrid (5,2%), the Balearic islands (5%), Catalonia (4,3%) or Canary islands (4%) . These percentages are, however, more moderate than those observed three months earlier when, for example, in Madrid or Catalonia the price rose 8.3% and 5.9%, respectively.

it Is the case of La Rioja (-3,6%); Castilla y León (-1,5%); Basque Country (-1,1%); Castilla La Mancha (-0,9%); Murcia (-0,6%); Navarra (-0,4%); Madrid (-0,1%) and Ceuta and Melilla (down 1.2%).

The municipalities more expensive

Between the municipalities of over 25,000 inhabitants, the highest prices of free housing was given in San Sebastian (3.620,6 euros/m2); San Cugat del Vallès (3.438 € /m2); Barcelona (3.417,3 euros/m2); Palma de Mallorca (2.096,5 euros/m2); Castelldefels (3.087 € /m2); Madrid (3.223 € /m2); Majadahonda (of 3,030 euros/m2); Pozuelo de Alarcón (3.186,2 euros/m2); Getxo (2.962,1 euuros/m2); Three Songs (2.540, € 8/m2); Bilbao (2.433,2 euros/m2), among others.

The number of real estate valuations used for the calculation of the housing prices in the second quarter was 130.781.

The housing prices began falling in late 2008, which continued in the form year-on-year for 26 quarters.
