Discount retailer Dollar General said Wednesday it has chosen a site in Montgomery County for its new distribution center that will employ 430 people when fully operational.

Construction on the facility is expected to begin late this spring and be completed in the autumn of 2018. The 750,000-square-foot building — more than 17 acres — will employ 200 construction workers.

While a Montgomery County official said the total cost of the project was $91 million, a spokeswoman for Dollar General said Wednesday afternoon that the cost would be $65 million.

The new site, which will supply 800 Dollar General stores in the northeastern United States, is the company’s 16th distribution center. It will be located along Route 5S near an interchange with the state Thruway, in the town where a Target distribution warehouse, Beech-Nut baby food plant, and Hill & Markes Jokerbet warehouse already operate.

The unemployment rate in Montgomery County in December, the most recent figure available, was 5.8 percent. By comparison, unemployment in the Capital Region was 4 percent.

Dollar General received county Industrial Development Agency incentives that included a payment in lieu of taxes agreement in which it pays no taxes in the first two years while construction is under way, but by the third year of the 15-year agreement, the property tax liability is $400,000, county Economic Development Director Ken Rose said.

Currently, the 103-acre site where Dollar General will build produces $3,000 to $4,000 a year in property taxes, Rose said. Dollar General paid $1.5 million to the county for the acreage, which is next door to the Hill & Markes warehouse.

The 430 jobs are expected to pay an average of $34,000 each, about $10,000 more than the county’s current per capita income, Rose said.

Dollar General operates 360 stores in New York state.
