Plans have been approved to build over 170 homes in Dalmarnock to address Glasgow’s housing crisis. The proposal includes a mix of private and social housing on French Street near Police Scotland’s headquarters. The project is part of a larger plan to regenerate the area, with Thenue Housing Association offering 119 homes for social rent. The development will consist of 114 flats and five three-bedroom terraced houses.

In addition to the social housing, there will be 26 three-bedroom terraced houses and 28 four-bedroom townhouses available for private sale. The site, which has been empty since the 1970s, is being allocated for residential use to meet the high demand for housing in the city. Glasgow declared a housing emergency due to the increasing pressure on homelessness services.

While there were some concerns raised about the plan, including the loss of daylight for nearby homes and the lack of amenities in Dalmarnock, the overall response has been positive. Cllr Thomas Kerr expressed his support for the development, acknowledging the need to address the housing crisis while also ensuring that communities have access to essential amenities like shops and medical facilities.

The masterplan aims to bring about positive change, attract investment, and provide wider benefits for the communities in the area. Plans for additional amenities, such as a cafe and a Lidl, have already been approved. Cllr Ken Andrew praised the variation of housing types and tenures in the proposal, highlighting the importance of creating communities where people want to live.

While the loss of 36 trees on French Street is regrettable, council officials have stated that 77 new trees will be planted throughout the site. A separate planning application has been submitted for a landscaped amenity area with play areas for children of all ages on neighboring land. The development will also include 53 car parking spaces for the flats, one space for each private house, and 25 visitor spaces.
