The most controversial measure of the new housing law announced by the Government will be to intervene the rental market to lower prices in tensioned areas.
Apart from the debate so that each of the CCAA declare or not the tensioned areas and the intentions of the home rise or not prices, the analysis of the world of data from the housing rental of the Ministry of Transportation reflects
That 1,010 municipalities (out of a total of 7,592) would be affected by the new measure.

These locations exceed five points the growth of the IPC of its respective province, one of the requirements that the law will establish to be able to declare an area as stressed.
The other requirement that has transcended so far is that families devote more than 30% of their salary to pay the lease.

The following map can be consulted, municipality to municipality, the variation that median rents have experienced in Spain in collective housing between 2015 and 2018, unique public official data, which do not reflect the current market situation.
The colored municipalities are those who experience an increase in the leases of 7% or more, the minimum increase with respect to the IPC of those years in order to be considered a tensioned area.
Data from Basque Country or Navarra are not included because they have their own tax regimes and are not integrated into the ministry index.

The map of the zones tensioned for the rent coincides with the location of the great homemade, legal entities that have more than 10 homes.
The provinces with more municipalities affected by the rises of leased homes are Barcelona, Valencia, Madrid and Balearicos.
And it is in the municipality of Madrid of Pozuelo de Alarcón where the rent is up to 1,200 euros, being the most expensive in Spain.
As tensioned areas, the Mediterranean coast stand out, as well as the islands, and in the interior the rentals are shot in Granada, Seville and Malaga, as well as in Toledo because of its proximity to the capital.

However, some municipalities with large price increases in the years analyzed are far from the cities.
This is the case of Villamalea, a town of Albacete with 4,112 inhabitants, and from Albarracín, in Teruel, who despite having only 116 census people registered in 2018 a medium rent of 500 euros.

And in Valencia, the second province with more municipalities affected by rentals of rentals, is also the lowest rental in the town of Quesa, which has 663 inhabitants and a medium rent of 103 euros.
